Katie Lyon, Consultant


Katie Lyon is a skilled project manager with ten years of economic development and real estate analysis experience in New York City. Katie provides public, non-profit, and private clients with support in analyzing market conditions, financial feasibility and the economic impact of real estate and economic development projects.

As the Project Manager for Creedmoor Redevelopment Study, Katie led a multi-disciplinary team that included urban designers, engineers, and cost estimators in conducting market analysis and designing and analyzing three redevelopment scenarios for a 50-acre state-owned site in eastern Queens.

Katie’s work has also included assessing the impact of capital improvements to New York City public transit assets on the value of properties in the surrounding area; structuring payments in lieu of taxes for multi-family and commercial properties in Morristown, New Jersey; and repositioning a large-scale industrial property in New Jersey to attract new office users. 

Prior to joining BJH Advisors, Katie served as the Deputy Director of Real Estate and Planning at the Downtown Brooklyn Partnership where she conceived of and executed planning, commercial attraction, and public space improvement initiatives. Katie designed, secured funding for, and implemented the Eastern Gateway Initiative, a project created to bolster the commercial office market by creating new office spaces. The initiative provided a match to private property owners that renovated under-utilized upper floors for commercial use along Fulton Street.  Before working at the Downtown Brooklyn Partnership, Katie was the primary grant writer for Phipps Community Development Corporation, a nonprofit with a $17M budget that focuses on community development initiatives in the Bronx.  

Katie earned a Master’s in Urban Planning from New York University’s Wagner School for Public Service.
