Kiernan Plaza Redevelopment Study

Empire State Development hired BJH as the prime consultant and project manager to undertake a redevelopment study for Kiernan Plaza, a historic four-level structure located in Downtown Albany. Formerly known as Union Station, Kiernan Plaza, a historic landmark structure, currently operates as a multi-tenant office building. BJH initiated the work with a market analysis that summarized demographics, business, and real estate data. The team then provided the State with a detailed physical conditions assessment, including a laser scan of the building. Finally, the team created three potential redevelopment scenarios which focused on commercial office and retail, and tested the financial feasibility of each redevelopment scenario through a gap analysis. The findings were compiled into a draft report for ESD.
