New Dorp Lane District Neighborhood Planning Study

In 2021, BJH undertook a neighborhood planning study for the New Dorp Lane District on behalf of the Staten Island Economic Development Corporation (SIEDC). This study evaluated the neighborhood’s demographics, real estate trends, zoning and land use, and public realm. BJH conducted a soft site analysis to identify lots with redevelopment potential and analyzed rezoning scenarios under different densities. In addition, BJH summarized best practices for transit-oriented development, public realm improvements, and parking sharing. Our research process included data analysis, a site survey of the New Dorp Lane District, an online survey of business and property owners, and interviews with stakeholders such as local real estate brokers. BJH produced a final report featuring existing conditions analysis, case studies, and commercial revitalization recommendations that the New Dorp Lane District may use to support engagement with private developers and city agencies regarding future redevelopment or rezoning efforts.
