Anna Marsh, Associate

Anna Marsh, Associate, joined BJH Advisors after receiving a degree from Princeton University’s School of Architecture and Program in Latin American Studies, where she studied the importance of urban design to social and environmental sustainability.

At BJH, Anna has completed several market and planning studies through data analysis, best practices research, and stakeholder engagement. Anna has also evaluated financial feasibility and funding strategies for a wide range of master plans and redevelopment projects. Anna frequently leverages her design background and mapping skills to successfully communicate quantitative and qualitative information in presentations and final reports.

Anna and BJH recently completed New York City’s strategic climate plan, PlaNYC 2023, which outlines agency and citywide initiatives to address near- and long-term climate threats. As project manager, Anna coordinated visual and narrative integration to support production of an engaging report for both climate policy experts and New Yorkers. Anna also recently supported Empire State Development in facilitating the Prison Redevelopment Commission and producing a data-driven report with recommendations to re-purpose closed prisons across New York State.

Anna has led a number of industry- and neighborhood-specific studies, including an emerging sector and office trends analysis for Downtown Brooklyn Partnership, a Publishing Industry Economic Impact Study for the NYC Mayor’s Office of Media and Economic Development (MOME), and the Coney Island Amusement District Study for the Alliance for Coney Island. She has also worked on a number of national projects, ranging from an economic opportunity analysis for Pittsburgh, PA to a mixed-use redevelopment study for a former Ford manufacturing plant in Arabi, LA.

Anna has extensive experience with ArcGIS, the Adobe suite, and the Microsoft suite. She is highly proficient in Portuguese.

  • For State Client, analyzed real-time economic indicators (e.g., unemployment insurance claims, sales and income tax revenue) over the course of the COVID-19 pandemic to gain understanding of Client’s hardest-hit industry sectors and geographic regions.  Also assembled weekly status reports and stakeholder presentations that were used to develop informed policy recommendations.

    For the City of Hudson Industrial Development Agency, reviewed a local developer’s pro forma for the Depot District, a multi-family apartment complex, and recommended a tax benefit amount (approximately $8 million) that would enable the project to meet its cash-on-cash hurdle. The Depot District, a 75-unit affordable development and 63-unit mixed-income development, is scheduled to be constructed in 2022 and will bring much-needed affordable housing to Hudson, New York. 

    For the New Dorp Lane District BID in Staten Island, completed a neighborhood planning study that considered the neighborhood’s demographics, real estate trends, zoning and land use, and public realm. Also conducted a soft site analysis to identify lots with redevelopment potential and analyzed rezoning scenarios under different densities.

    For the City of Pittsburgh, conducting a market demand and economic opportunity analysis that will inform the City’s comprehensive planning process. Also evaluated historic industry trends and projected future employment during the first phase of the study and will assess the City’s commercial land needs during the second.
