Brooklyn Marine Terminal Vision Plan Approved by Task Force

BJH is proud to have been part of the Buro Happold-led team supporting NYCEDC on the Brooklyn Marine Terminal (BMT) Vision Plan, a $3.5 billion vision to transform 122 acres along Brooklyn’s western waterfront into a modern maritime port alongside a vibrant mixed-use community.

As the team’s real estate advisor, BJH conducted market analysis of potential uses at the site, including residential, maritime industrial, commercial, and ancillary uses, along with research into the financial feasibility of each use type and opportunities for cross-subsidization. As the master plan took shape, BJH developed financial modeling to help assess the overall feasibility of the vision.

In September 2025, the Brooklyn Marine Terminal Task Force voted to approve the Vision Plan and advance the project into the General Project Plan process. The plan includes a 60-acre all-electric port, 6,000 new homes (2,400 of them permanently affordable), 28 acres of new public open space, and an estimated 2,000 permanent jobs. We’re grateful to have worked alongside such a talented team, and we look forward to seeing the next phase unfold.
