Creedmoor Financial Feasibility & Redevelopment Analysis


BJH undertook a socioeconomic analysis as part of the Environmental Impact Statement for Empire State Development’s proposed Creedmoor Mixed-Use Project on the site of the former Creedmoor Psychiatric Center in Oakland Gardens,Queens. As part of this analysis, BJH researched the demographics of surrounding neighborhoods, developed a housing profile that summarized both protected and unprotected housing units in the defined study area, determined the occupancy characteristics of unregulated housing units, examined recent investment in housing, and assessed how the local real estate market would change as a result of the proposed mixed-use development. BJH completed both a Preliminary and Detailed Analysis of Indirect Residential Displacement.
