BJH was engaged by Empire State Development (ESD) to provide a comprehensive suite of services to support its effort to develop a cell and gene therapy research and commercialization center on LongIsland. BJH completed market research and interviewed sector participants. BJH developed a financial model to test feasibility, including income/expense, capital budget, and return analysis (discounted cash flow). BJH drafted the request for proposals (RFP) document and supported in developer interviews and bid leveling. The Albanese Organization was designated as the developer of the $430million project in October 2024.
