BJH is the project manager and prime consultant for the Village of Westbury, managing a multi-disciplinary team that developed and is currently implementing a new zoning code that will promote transit-oriented development and increase residential density in an underutilized area near the Long Island Railroad station. BJH led a team that carefully drafted new zoning for the district based on input from the Village leadership, residents, local business and property owners, developers and other key stakeholders. A significant component of the rezoning process was preparation of an Environmental Impact Statement (EIS) which required analyzing the proposed rezoning to ensure it led to desired density levels and optimal outcomes for the Village while minimizing any adverse impacts. As part of the EIS analysis process BJH and the consultant team examined effects the rezoning could have on the Village including new development, traffic conditions, parking utilization, socioeconomic factors, and fiscal and economic outcomes. The new zoning is proposed to be adopted in December 2019.
