BAT and MADE Campus Strategic Development Plan


BJH was a part of a team led by WXY Studio that supported the NYCEDC with the creation of a strategic development plan for the Brooklyn Army Terminal (BAT) and the MADE campus at the former Bush Terminal site. BJH conducted a market analysis to identify mature, growing, and emerging industry sectors to inform tenanting strategies. BJH also analyzed historical and current data fromCoStar, PLUTO, Lightcast, and the U.S. Census Bureau, and conducted targeted market outreach to brokers and other market participants to inform industry sector recommendations for the two campuses. Utilizing market findings, BJH reviewed amenity assumptions prepared by other members of the team to determine market viability. Finally, employing the findings of previous tasks, BJH developed a flexible Excel-based model to analyze financial feasibility of three development scarious for the BAT and MADE development sites to support decision making around public infrastructure investments, densities, and private sector development.
